Welcome to Sionnach Isles. The Sionnach Isles Estate is set up to provide an affordable private, mature, residential living (that you own) away from the crowded and overly lagged mainland. Currently we are running 8 sim (2 Full, 6 OpenSpace) on Class 5 servers, with a huge potential to grow.
SIE works on a tier system seperate from the Linden Labs tiers, which means you do not need to pay LL tier fees in order to purchase land in the Sionnach Isles Estate. Please be sure to read covenant fully before purchasing land. Any questions should be directed to Wallace McAllister through IM.
*** TIER RATES ***
When compared to Linden Lab tier rates you will find that the Sionnach Isles rates compare quite equally, until you realize that on all of the Sionnach Isles Sim we provide 50% more prims per parcel on Full Sims, and 130% more prims on Openspace Sims, than that of the mainland. So in the end you get the same size land, but a whole lot more prims.

***COVENANT DEFINED***
Please read this covenant before purchasing the land. Failure to read the covenant will only lead to an unhappy and confused customer. By purchasing the land, you agree to be bound its terms.

Sionnach Isles is owned and managed by Wallace McAllister. If you have any questions about what this covenant means, please contact Wallace McAllister before purchasing the land. For the purposes of this covenant, “Management” refers to Wallace McAllister.
PURCHASING LAND
1. You do not have to be a Premium account holder in order to purchase this land. Basic account holders can also buy this land.
2. The cost of owning this land is made up of two parts:
* A one-off cost to buy the land itself
* Weekly tier fees paid to the land managers via the tier vendor.
You do not need to pay land tier fees to Linden Lab for any land you own here.
3. Make sure you know what you are buying and how much it will cost you before purchasing the land. Right-click the land and choose About Land to be clear about how much land is involved and how many prims it supports (We use a 1.5x or 2.3x prim multiplier on this land, meaning that you get 1.5 or 2.3 times the normal number of prims per square meter of land). The tier vendor for the land is located in the center of Sionnach, if for some reason you cannot locate your tier vendor please contact a Manager.
4. To purchase land:
* Right-click the land you want to buy and choose Buy Land. Remeber that by purchasing the land you officially agree to be bound by this covenant.
* Find the tier vendor for your parcel located at the tier portal and make the appropriate payment. You must make your first tier payment at the same time of purchasing the land otherwise your land will be repossessed
CONDITIONS OF USE
These conditions of use can be summarized as “respect your neighbors”. Sionnach Isles is a community, and we would like you to make sure that anything you do on your land does not affect your neighbors’ ability to enjoy their land.
1. This land is for residential use only, for building homes. It cannot be used for commerical purposes of any variety including shops, clubs, casinos or as a base for any commercial services, unless otherwise designated. Certain allowances may be made for community based structures such as churches, mosques, Synagougue, pubs, fire circles, marina, etc as long as 1) They are open to the sim community as a gathering place. 2) They are not advertised in any way 3) They are not a base of operations for any income. 4) That all groups gathering must not exceed 12 non sim residents unless the guidelines for activities section has been met. 4) They do not duplicate another gathering structure on the sim. 5) Have received approval from management.
2. You may sub-let this land.
a. All your tenants must adhere to the estate covenant.
b. You are responsible for your tenants, if there is problems with subletees, a manager will contact you to have it handled. Failure to handle recognized problems in a timely fashion may lead to possible eviction of the renter, and possibly you.
c. All subletees may gain membership in the Sionnach Isles estate group, but only as residents not as a land owner.
d. You may advertise your land in the SL search engine for land rentals.
e. All rental homes should be of good quality and fit within the guidelines of the covenant.
3. In choosing or designing your home, respect the landscape and respect your neighbors. Do not build skyscrapers, large downtown-looking structures, or annoying flashy animated structures. Typically, buildings at ground level should not be taller than 20 meters. Do not build walls over 2 meters high on property lines without the consent of your neighbors.
4. Build only on your own land, and do not allow objects to cross into neighboring land. Trees, fauna etc should not cross over property lines without your neighbor’s consent (please note that Linden trees do sway quite a bit so be aware of this when placing them).
5. Any building not anchored to the ground (eg, skyboxes) should be at least 350 meters above ground level. We recommend that your skybox be at a different altitude from your neighbors’, at least 60 meters higher or lower.
6. You are free to terraform your land: you can change the height of the land by up to 4 meters from the “default”. Try to build a pleasant terrain that works well with your neighbors’ land. Typically, abrupt changes in land height should be covered by a retainer wall to improve appearance. If you wish to do more please contact Wallace McAllister, and discuss your plans with him. Wallace can, at his sole discretion, temporarily release the land terraforming limits to allow you to complete your task.
7. Be aware of lag you may be causing with scripts, textures, particles and other objects: tortured prims, large textures and laggy scripts cause the whole island to lag. Please try to keep textures below 512 pixels or below. We have tools to assist you in determining how laggy your scripted items are, so please don’t hesitate to ask for help if you are unsure. We will periodically check scripts (including our own!), and will inform you if you have something that is using excessive script time.
8. Particle effects look great, but add a tremendous amount of load on your, as well as other peoples computers. All particle effects should be add to the beauty of the sim and you parcel, not detract from it or become an eyesore. All particle effects must remain with your parcel unless you have received permission from you neighbor.
9. We do not allow the use of massive “auto-rezzors”. Lindens (some of them) will confirm a known issue with auto rezzors causing prim count problems where a prim bonus is used (and we use a 1.47x prim multiplier to allow you more prims than your land would normally support). Single prim rezzers, like a bath tub, hot tub, or teleporter are allowed. Rezzers that use “Temporary on rez” to get around prim limits for land, weather systems, or anything else that repeatedly are rezzes and derezzes multiple prims in a short amount of time are prohibited. Items like the bird or bee rezzers from Svarga may be considered if they work within proper constraints (such as only working when an avatar is within a prescribed vicinity).
10. If you are found to be breaching the rules in this section, you will be asked to correct or remove the items in question. Failure to do so will result in the items being returned to your inventory or deleted, and can ultimately result in you being evicted and having your land reposessed.
ACTIVITES
1. Parties are welcome, but, we ask that you inform us in advance if you are having more than 12 people over at once. All residents on the island that you reside should be informed in advance if you plan to have more than this number at your home. The current maximum for the whole island is 40 people, but we can raise that temporarily if required.
2. Second Life provides us with many ways to communicate with each other: unfortunately one of those ways is shouting. Please keep shouting to a minimum.
3. You are expected to stay within the Linden Lab Terms Of Service whether on Sionnach Isles or elsewhere. Violating the Terms of Service can lead you being evicted and having your land reposessed. In particular and in addition:
* Child pornography is strictly prohibited on this land. Anyone portraying children below the average age of consent (16, according to US State laws) in sexual situations will be evicted, ejected, ostracized, banned, and reported.
* If you like to grief, harass others, or even RP harassing others you are not permitted to purchase land on Sionnach Isles
* Those belonging to gang or mob affiliated groups are not permitted to purchase this land. Joining any of these groups while under contract with Sionnach Isles will lead to immediate termination, and your land will be forfeited.
We will check your groups in your profile and other resources to enforce this rule.
WEAPONS, SECURITY AND DEFENSE
1. Use of weapons is restricted to your parcel only, as well as confined to your parcel. If you fire off a round and it leaves your parcel and hits a neighbor, you are responsible.
2. We recommend the use of security devices, over using the ugly land barriers (actually we prohibit the use of land barriers to keep with the flow and open nature of the estate). Security devices must give at least 15 seconds’ warning (whether through chat, drop down or both) and be restricted to your own property.
3. Please add your neighbors to your security: your neighbors may unintentionally cross over your border while working on their own home. Please also add Wallace McAllister, Jouret Frua, Sionnach Torok and Aingeal Leigh to your security so they don’t accidently get ejected in the case they are dealing with a griefer or potential sim problem.
4. You may protect your own property against trespassers in any way you see fit. We highly recommend a cordial approach to start with, but there are times when an unwanted visitor doesn’t seem to get “Please leave my property”.
5. Learn your land tools: you have some very strong tools to deal with griefers and such that are on your property. A simple right-click on the person, then click More will bring up freeze and eject tools. In the instance of a sim-wide griefer, please contact management to have them potentially banned from the estate. Please give nature of the offense, name of offender, as well as any other pertinent information. This does not prohibit you from also banning them from your own land.
PAYMENTS
1. Directly upon purchase of the land you must direct yourself to the tier vendor associated with your plot, plot number can be found in the description of your parcel (please at least leave the comments plot and plot #) in the description for future reference.
2. Tier payments are made per month, with a minimum of 1 month, and a maximum of 6. These payments are non-refundable .
3. Near the end of of your paid tier time you will receive a notice saying that a payment is due. If you are not able to make a payment, others can make it for you as long as the account has not gone into arrears.
4. In the event of late payment of tier fees, you have a two-day grace period in which the land will still remain yours. Your payment will be back-dated to include the grace period. Failure to pay the tier fee within this grace period will lead to immediate eviction, all items returned or deleted, and the land seized by Management for resale. Land owners are strongly encouraged to contact Wallace McAllister in advance if there is likely to be any delay in paying tier fees on your land.
5. You remain responsible for all tier payments for land that you have put up for sale up until the point of sale. If you do not wish to continue paying tier fees and cannot sell your land, you can abandon the land.
TERMINATION
1. You may terminate your rental at any time. There are conditional refunds.
2. Failure to make future payments or not meet the grace period will be considered as a termination of contract, at which point your items will be returned, and the land taken back in to ownership for resale by the management.
3. Failure to meet the terms set forth within the covenant or changes made within a reasonable time, will lead to immediate termination
RESALE
1. You own your land and are free to do with it as you please within the confines of this covenant.
2. You are free to sell your land at whatever price you deem fit. Future purchasers will also be bound by the conditions of this covenant.
3. Up until the time of sale you are still responsible for all tier fees. When you sell your land, vacate the tier vendor in order to receive a 50% refund on any time left paid for over 14 days. If you fail to do this at the time of sale and management has to reset the vendor then no refund will be granted. This is the only time refunds will be granted on any of the Sionnach Isles parcels. Also note that tier fees CANNOT be transfered over to the next owner.
4. You can abandon your land at any time. You will no longer have to pay tier fees for the land, but you also lose the right to resell your land. To do this, simply vacate the tier vendor. Please note: if you vacate the tier vendor before a sale is made you automatically terminate your contract with Sionnach Isles, and your land will be considered as abandoned.
5. It is your responsibility to remove any of your inventory objects from your land before selling it. Management accept no responsibility for the loss or damage of any objects due to failure to empty the land before selling it.
CHANGES TO THIS COVENANT
1. Wallace McAllister can change the terms of this covenant at any time. Land owners will be notified of the changes by IM and/or notecard and Group Notice and will be given a minimum of 14 days’ notice of those changes.
2. Any landowner can submit a proposal for covenant changes, in the form of a notecard to estate owner Wallace McAllister for review. This does not necessarily mean that it will be put in effect, but it will be discussed and considered. If we feel it would be advantageous for all parties involved then the proposal will be submitted via “Sionnach Isles” group as a proposal for the community. All land owners who are part of this group will have a vote. All proposals which meet a 2/3 rds vote will be passed.
DISPUTES AND BREACHES OF COVENANT
1. The Sionnach Isle estate encourages good relations between neighbors on the estate. Land owners are encouraged to work with their neighbors in the first instance to settle any disputes including those relating to potential breaches of this covenant, either individually or as a community. Where discussion fails, land owners should contact one of the management team. Please be sure to include the nature of the offense as well as any steps that have been taken to remedy the situation. Please also include names of all parties involved, so that we can come up with the best solution. At your request we can also act as mediators in dealing with grievances.
2. Grievances may only be made buy Land owners (your name is on the about land) or you are a designated owner in group owned land.
3. Where there is a breach of this covenant, Management may:
* Issue a warning
* Request corrective action (such as removing an object or script)
* Return objects to your inventory or delete them
* Ban you and others from part or all of the estate, including banning you from your own land.
* Require you to put your land for sale at market rate and vacate the estate.
* Reposess land and resell it, without refunding the proceeds of sale or any ttier fees paid in advance.
In most cases, a warning or request for corrective action will be the initial response.

In your land description is a plot number (please leave this there when adding your description e.g. (PLOT 1A) for future reference when selling land), find the tier vendor associated with your plot (on the tier vendor platform easily reached by the teleporter located at the Fox Monument in the bay of Sionnach Meadows, right click and pay.
4: Thats it, welcome to Sionnach Isles. Within the next few days you will receive an invitation to the Sionnach Isles group. The group is used to keep you updated with anything pertaining to the estate, as well as allow “Land Owners” to participate in votes for any possible covenant changes.
